What Goes Wrong With Vinyl Windows
Vinyl windows don't rot, but their moving parts and seals wear out — usually 15 to 25 years in. The frame itself is almost always fine.
The most common vinyl window problems are mechanical: block-and-tackle or spiral balances that stop holding the sash up, plastic tilt latches that snap, sash locks that no longer catch, cranks that strip on casements, and rollers that wear flat on sliders. Each of these is a replaceable part.
The other big one is glass: the sealed insulated unit fogs when its seal fails, or cracks from impact. The glass unit can be replaced on its own. And when a vinyl sash itself is cracked or warped, it can often be replaced without touching the frame.
The most common vinyl repairs we do: replacing a worn vinyl window balance, fixing a vinyl window lock or broken tilt latch, and replacing fogged or cracked vinyl window glass units. All of them are done with the frame left in place.

Sash won't stay up

- Double-hung — two sashes that slide up and down. Single-hung looks the same, but only the bottom moves.
- Casement — swings out sideways with a crank. Dashed lines point to the hinge side.
- Awning — hinged at the top, swings out from the bottom.
- Slider — panels that slide sideways in a track.
- Hopper — hinged at the bottom, tilts inward — common in basements.
- Picture — a fixed window that doesn't open.

Safe to do yourself
- Clean tracks and weep holes at the bottom of the frame so water drains.
- Use a dry silicone spray on tracks — never oil or grease.
- Find the brand label or etching on the glass spacer and photograph it.
- Tighten loose lock and latch screws.
Call a pro
- Replacing spring balances — they are under tension and can snap back.
- Removing tilt-in sashes with broken latches — they can fall.
- Heating or bending warped vinyl — it cracks or discolors.
- Replacing the sealed glass unit — it must be made to exact size.
