Terms & Conditions
How we quote, order, schedule and warranty our work — in plain English.
Effective: October 19, 2026
These terms apply to local-window-service.com and to window and door repairs provided by Local Window Service Inc ("we", "us"), based in Lake in the Hills, Illinois. By using this website or asking us to do work, you agree to them.
Your quote or invoice may add terms for your specific job; where it does, the quote or invoice controls. If anything here is unclear, call or text us at (224) 209-0862 before work starts.
1. Our services
We repair residential windows and doors: glass and sealed glass units, rotted wood (sills, sashes, frames, jambs and brick mold), sashes, balances, hardware, screens, storm windows, glazing, and door glass and wood. We serve homes within about 30 miles of Lake in the Hills. We are fully insured.
We don't do commercial or storefront work, full window or door replacement, other exterior trim work (siding, fascia, soffits or aluminum trim wrap), roofing or flashing, door locks and hinges, or museum-grade restoration of ornate or historic millwork. If your job needs one of these, we'll tell you.
2. Prices and quotes
- Prices on this website are typical ranges, not quotes. The real price depends on your window.
- Photo and phone quotes are estimates based on what you tell and show us. We confirm the price when we see the window, and we agree on the price with you before any work starts.
- A quote is valid for 30 days unless it says otherwise. Supplier prices for glass and parts can change after that.
- Our minimum service charge is $150 per visit. We confirm any charge with you before scheduling.
- Our price match policy explains how we match comparable repair quotes.
3. Hidden conditions and changes to the job
Some problems only show up once work begins — for example, rot that runs deeper than the paint suggests, a frame that is out of square, or damage hidden behind trim. If we find something that changes the job, we stop and explain it before doing any extra work.
Extra work is done only with your approval, and its price is agreed first. If you decide not to go ahead, we finish or make safe what was agreed, and you pay for the work done and any materials already ordered.
4. Made-to-order glass, sashes and parts
Most glass units, many sashes and some parts are made to measure for your window. Once we place the order, it can't be cancelled or returned, so an ordered item is payable even if you later cancel the job.
We may ask for a deposit before ordering; if so, the quote will say how much. Lead times are set by our suppliers; we give you an estimate and keep you updated, but we aren't responsible for supplier delays.
5. Payment
- Payment is due when the work is completed, unless your quote or invoice says otherwise.
- For jobs done in stages, or with made-to-order items, we may invoice a deposit or each stage separately.
- If an invoice stays unpaid, we may charge reasonable costs of collection to the extent permitted by Illinois law.
- Our warranty applies to work that has been paid in full.
6. Scheduling, cancellations and access
- We confirm appointments in advance. If you need to reschedule, please let us know at least 24 hours ahead.
- If we arrive at the agreed time and can't get access to the windows, the minimum service charge may apply.
- Weather, safety and supplier delays can move a date. Outdoor wood, glazing and paint work needs suitable weather, and we may reschedule it for your window's sake.
7. What we ask of you
- Give us safe access to the windows being repaired (inside and out), keep pets secured, and move fragile or valuable items away from the work area.
- Tell us about anything we should know: a window that's hard to reach, damage you've noticed, alarm sensors on the window, or previous repairs.
- If your home was built before 1978, please tell us when you contact us, because older paint may contain lead and affects how a job can be done.
- If you rent the home or live in a community with an HOA, you're responsible for any permission the work needs from the owner or association.
8. Risks that come with repairing older windows
Repairing a window means working on materials that have aged for years or decades. We work carefully, but some things can happen even with good workmanship, and you accept these risks when you ask us to do the work:
- Old glass may crack or break when the sash, putty or stops around it are worked on. If old glass breaks during our work, we'll tell you and quote its replacement.
- Paint, caulk and finishes next to the work area may chip or crack. We touch up our own work; full repainting of the surrounding area isn't included unless quoted.
- Matched wood and paint are made to blend, but an exact match of color, grain or weathered finish can't be guaranteed.
- Old hardware and fasteners may break when removed, and discontinued parts may need equivalent replacements that look slightly different.
9. Pre-existing conditions and the limits of a repair
We repair the parts and areas listed on your quote or invoice. We're not responsible for conditions we didn't create or couldn't reasonably see — such as hidden structural damage, rot in parts we didn't repair, leaks from roofs, flashing, siding or skylights, settling of the house, or other trades' work.
If you choose to repair only part of a problem we pointed out, the rest stays outside our work and our warranty.
10. Temporary repairs and board-ups
Boarding up a broken window, or any temporary fix, is meant to keep your home secure until a permanent repair. It isn't weatherproof for the long term and isn't covered by our warranty.
11. Our warranty
3 years on wood we rebuild or replace, the manufacturer's 20-year warranty on insulated glass units we install, and a redo if we install hardware incorrectly — subject to the conditions, exclusions and maintenance described on our warranty page, which is part of these terms.
12. Insurance claims
If your insurance may cover a repair, we can provide an invoice, photos and a description of the damage for your claim. Your claim is between you and your insurer, and payment for our work is due as agreed, whether or not the claim is approved.
13. Photos of our work
We may photograph windows before, during and after a repair for our records and for warranty purposes. We may use photos of our work on our website or social media only in a way that doesn't identify your address or include people. If you'd rather we didn't use photos of your windows at all, just tell us.
14. Limitation of liability
We take care to do every job right and are fully insured.
To the extent permitted by law: (a) we aren't liable for indirect or consequential losses, such as loss of use, temporary accommodation, or damage that follows from a problem you didn't report promptly; and (b) our total liability for any claim about a job is limited to the amount you paid us for that job.
Nothing in these terms limits liability that can't be limited under Illinois law, including for our gross negligence or willful misconduct.
15. If something goes wrong
Please contact us first. Most problems are solved quickly once we see them, and we'll respond and work with you in good faith to make it right. If a dispute can't be resolved within 30 days of you telling us about it, either of us may take it to small claims court or another court with jurisdiction.
These terms are governed by the laws of the State of Illinois, and any court case will be handled in McHenry County, Illinois, unless the law requires otherwise.

18. General
